The transformation of a 1970s office block, situated in the Hatton Garden Conservation Area Clerkenwell, through the refurbishment, extension, and recladding of the building. The new 35,566ft² of space will provide modern office and ground floor retail space.

Webb Yates Engineers worked with Groupwork providing building services engineering on the renovation, which retained most of the original building and expanded the space with a two-storey CLT roof extension and five-storey rear extension.

As well as improving the entrance, an open active ground floor becomes the focal point of the building. Highly transparent mesh façades provide generous views in and out of the building and play a key role in making the internal spaces attractive and naturally lit.

The creation of flexible office spaces is underpinned by modern building services technology to allow dynamic use of each floor space, reacting to the ever-changing program demands that challenge ambitious modern workspaces. This strategy forms the basis of future proofing in each office space.

Energy modelling for the building has resulted in the inclusion of very high performing thermal elements, and air source heat pumps fulfil temperature control requirements. Rainwater recycling and surface water attenuation is achieved through green roofs and supplementary attenuation.
